Large, connected parcels in the heart of any downtown area are incredibly hard to find. In many communities, opportunities like this don’t come around for generations. When this site became available in 2024, city leaders recognized not only what it is today but also what it could become.
Sitting near a primary entrance from Interstate 29 and directly across from the City’s largest Event Center, the property is positioned at one of the most visible and active points in downtown Sioux City. It’s where visitors arrive for concerts, sporting events, and community gatherings. This prime location offers residents and stakeholders an opportunity to be proud of a space that can become a welcoming gateway to downtown.
In many ways, this site has the potential to become a new front door to downtown.

This is a natural fit for restaurants, gathering spaces, retail, and entertainment, places that complement the activity at the Tyson Events Center and support the many small businesses that give downtown its character. The project aims to attract private investments and new businesses, creating a place where people want to spend time, whether they’re heading to an event or just enjoying a night out.
Projects like this also play an important role behind the scenes. While parks and green spaces are essential for quality of life, developments like this are designed to fuel economic growth.
